Home Staging: Making a Great First Impression

Updated: Aug 29, 2018

When selling your home, it's important to showcase your home to its fullest potential and make it stand out from the competition. The best way to do that is to wow potential buyers the minute they first see the home. Here are some simple ways to help your home have a great first impression with potential buyers.

Curb Appeal

The outside of your house is the first thing that potential buyers see. Curb appeal is the key element that will make them want to see more, because it is a reflection of what they will expect inside the home. Wow potential buyers with these tips to enhance your home's curb appeal:

-Buyers won't come in the home if they can't find it! Clear away hanging branches and trim large bushes so that your house number and walkway is visible from the street.

-Power wash your driveway top help the home appear clean and well-maintained.

-Use spray-on grass dye for any brown patches on your lawn.

-Live on a busy street? Hang a wind chime on the front porch to drown out traffic noise.

-Make your front door more inviting with a new welcome mat.

-Update your front door with a fresh coat of paint or stain and new hardware to show that the home is updated and well cared for.

Entry Appeal

It only takes seconds to make a first impression. How the inside of your home presents will determine what type of impression is made. Here are ways you can use your entryway to entice buyers to stay longer and visualize themselves living in the home.

-Update the light fixture in the entryway (if it's been more than 10 years), or make sure that it's been cleaned (bugs stuck in the light fixture is a big turn off!)

-Clear the floors of mats and/or runners to make the home appear larger.

-Odor control is essential to ensuring that potential buyers will stay and see more of the home. Cleaning the carpet and a fresh coat of paint is the best way to get rid of set in odors.

-If your dining room is near the front of the home, try painting the ceiling with an accent color as a way to grab their attention and create a unique touch to the home.

-Decorate your entryway table with new, stylish accessories to create a warm welcome. Remember to decorate using items in groups of 3's with varying heights, and textures. Use a mirror or wall art to anchor the space (a mirror is best so that potential buyers can literally "see" themselves living in the home!)

This is an example of accessorizing using the "rule of 3".

By following these tips you will be well on your way to grabbing the attention of potential buyers with a home they will fall in love with!
